EICR electrical testing and inspection

An EICR or an electrical installation condition report is also referred to as a landlords certificate or electrical safety check is a thorough inspection of the electrical installations at a property.

The following fixtures are checked for faults or issues during an inspection:

  • Lighting
  • Plug sockets
  • Switches
  • Hard wiring
  • Fuse box or consumer unit.

As a landlord, you have a legal obligation to ensure an EICR electrical test and inspection is carried out on the property every 5 years and that the report results identify a "satisfactory" result prior to starting a tenancy agreement.

An EICR is an essential certificate required to demonstrate that living conditions do in fact meet electrical safety standards set by UK law.

An EICR can be conducted in just a few hours but this does depend on the type of property, size of property and whether you have additional electrical installations such as an EV charger, underfloor heating, outdoor sockets and solar panels.

Through an EICR electrical testing and inspection, we can identify faults which could lead to potential risks such as fires or electric shocks, signs of overloaded circuits and suggest recommendations for remedial work where faults have been identified.

Any faults or concerns we do find through an initial visual inspection and then a further in depth inspection will be assigned a classification code.

  • C1- High risk or very dangerous fault,  any C1 faults will be made safe before we leave the property.
  • C2-Faults identified could be potentially dangerous.
  • FI-Further investigation required immediately.
  • C3- Further work is not recommended, improvements could be made.
